Terms and Conditions

  1. Booking and Payment.

    1. A 50% deposit is required to secure the booking. (100% for Booking.com bookings). Upon payment of the deposit a contract of hire then exists between the hirer and the owners.

    2. Any remaining balance is payable on arrival.

    3. Deposits are non-refundable.

    4. The person making the booking should be over 21 years of age.

    5. A contact name and contact details will be required at time of booking. The person making the booking is considered to be the hirer unless otherwise advised.

    6. All payments will be acknowledged by email.

  2. Cancellations.

    1. We advise anyone needing to cancel to contact us immediately and discuss the situation.

    2. Deposits are non-refundable.

    3. In case of cancellation we will do our best to re-let the accommodation. If we are successful a refund may be made at the discretion of the owners. An administration charge will be applied to cover re-marketing.

  3. Arrival and Departure

    1. Cottages will be available to guests from 4.30pm on day of arrival.

    2. Guests are requested to vacate the cottages by 10.30am on day of departure.

    3. We are usually at the premises to welcome guests and to hand over keys. Should this not be possible we will make alternative arrangements for key collection. Guests need to ensure that we have a current mobile telephone number in case any arrangements need to be made whilst travelling.

    4. Guests should ensure that the cottage is left in good order and in the same clean and tidy condition in which it was found on arrival. Please help us by putting any rubbish in the bins in the rubbish compound. Please do not worry about stripping beds - we will do this for you.

    5. An Excess Cleaning charge of up to £100 will be charged if the cottage requires excessive cleaning. This charge will always be made if anybody has smoked in the cottage.

  4. Conditions

    1. No pets are allowed in any of the cottages.

    2. Smoking is not permitted in any of the cottages.

  5. Damage

    1. Please inform us of any breakages or problems so we can try to sort them in time for the next guests.

    2. We do not normally charge for minor breakages (eg single glasses, plates etc) but more substantial damage must be paid for to avoid passing the cost on to other guests. The person who made the booking will be responsible for any damage caused.

    3. Should any damage or defect be found after the guests have left, the hirer will be informed and charged accordingly.

    4. The owners shall be allowed access to the cottages at any reasonable time.

  6. Limitation of liability.

    1. The owners are not liable for any losses or damage resulting from information provided on our websites.

    2. All property is left on the premises at your own risk.

    3. The owners are not liable for any losses or damage incurred by guests during their stay.

    4. Members of your party are responsible for any damage or injury caused to third parties or their property.

    5. The cottages and all the facilities are used entirely at the guests own risk. We will not accept liability in respect of any person or property except where the owners have been proved to be negligent in their duties.

    6. The owners reserve the right to alter, postpone or cancel any facility for reasons beyond their control.

    7. The owners have the right to cancel your booking, or to instruct you or any of your party to leave the property immediately, without compensation or refund, should you or any of your party not comply with this Agreement.
